To finder an insider sell you have to go back to 2006 but check out the insider buys on MPG. While there hasn't been much activity lately the positive is there has been no insider selling.
While looking this over. Check out 10-01-07... The company CEO bought 39,400 shares @ 27.33 for a total transaction of $1,076,800.00 That has to sting a little considering we bought today @ .60

re: MPG --- Maguire Properties, Inc. (NYSE Stock)
Well, what I usually do is watch a stock live and then when the price looks right adjust my order accordingly and snatch the price at the ask or put my bid a little lower than the ask.
This time I saw the 61 cent close and said screw it I'll place an order in advance (the first time I've done this), I set up an order for 58 cents. As usual, it dropped to the lod (so far) at 55 cents and I would have had plenty of opportunity to get in at 55/56 if I would have stuck to my buy in real time strategy instead of placing an order in advance. But considering MPG will break 70 cents sometime next week (jmo) a couple of pennies really doesn't matter. Last Monday, July 6th, this was an 80 cent stock. It will get back up there, we just need to burn through all the people that bought between $0.80-$1.50/share (in the last 4 weeks) who are probably very upset and sick of looking at this stock therefore cutting their losses (ie: selling at the bottom!)

re: MPG --- Maguire Properties, Inc. (NYSE Stock)
This is for sure an interesting pick. Amazing how far this one has fallen.
Looks like a wall is building at .58 right now. Im looking to make an entry, but going have some patience with it. Id like to see some confirmation first that the downtrend is over.
One thing I really dont like is the volume, it is trading with very low volume. We all know what happened the last time we all hopped into a low volume play very much like this one.....

Volume on TMCV was literally ! I didn't buy cause I seen how low the average volume on TMCV was (I believe it was about 50,000 trades a day at the time). Now Google has TMCV with 75,000 average.
MPG has a 10-day volume average of 970,000 (Scottrade data) and Google has their average daily volume at 992,000. If you look on the chart there are a lot of days with over 1 million, decent amount of days over 2 million, and even a few days over 4 million volume. Of course it sure seems like the volume has disappeared today and yesterday! Buyers aren't too enthused today and sellers don't seem to want to get rid of MPG for less than .58/.59....I think anywhere between 55 and 60 cents is a good entry.

S&P KEEPS HOLD OPINION ON SHARES OF MAGUIRE PROPERTIES
Monday 06/15/2009 10:06 AM ET - Standard & Poor's Research Notes
MPG completes planned sale of 3161 Michelson in Irvine, California. We believe the price approximates the size of the trust's $165 million construction loan due in September 2009. We view the transaction as positive in view of negative property level cash flow, after debt service. It also releases a 1,380 space parking facility from encumbrance under the existing mortgage. We anticipate further actions to address debt maturities, including the troubled Quintana office campus. We keep our $2 target price, 12.5X our 2009 FFO estimate.

re: MPG --- Maguire Properties, Inc. (NYSE Stock)
This company scares me, CA is a failing, over-taxed, black-hole for any business to operate in.
Quote:
GuruFocus, July, 2009) Investment Guru Daniel Loeb, founder of Third Point LLC sold shares of Maguire Properties Inc.( MPG). He has reduce his position by 25.31% to 1,800,000 shares. The sale price happened on July 8, 2009 at the price of $0.62 per share.
Daniel Loeb acquired the shares in MPG back in 4Q08 when the stock price was a little higher. He owned 3.2 million shares as of December 31, 2008. In 1Q09, he sold about 350,000 shares, bring his quarter end total to 2,895,000 shares.
On June 4, 2009, we reported Daniel Loeb reduced shares of MPG by 16.75% to 2,410,000 shares on May 29 at the price of $1.05 per share.
The latest sale (July 8) marked the determined distribution of Daniel Loeb.
Maguire Properties, Inc. is a real estate investment trust (REIT), engages in the ownership, management, acquisition, and development of office and real estate properties primarily in California. As of June 30, 2005, the company owned a portfolio of 25 commercial real estate properties, including 22 office and retail projects, a 350-room hotel, 6 off-site parking garages totaling approximately 5,969 spaces, and onsite structured and surface parking totaling approximately 26,549 spaces. Maguire Properties Inc. has a market cap of $27.4 million; its shares were traded at around $0.57 with a P/E ratio of 2.4. Maguire Properties Inc. had an annual average earning growth of 26.7% over the past 5 years.
Since early 2007, the stock has drop from over $40 per share to its current $0.57. The company is in severe stress as it total assets totaled $5.2 billion and it total liability is more than total assets at $5.22 billion. The market is deeply concerned with the viability of the company hence bid the stock to less than a buck.
Insiders, however, bought shares of the company at prices lower than current price earlier on. GuruFocus Data shows that EVP,CFO Shant Koumriqian bought 5,000 shares of MPG stock on 06/22/2009 at the average price of $0.92, he also bought 5,000 shaers on 03/20/09 at $0.55 per share and 03/16/2009 at $0.64 per share, and 15,000 shares on 03/12/2009 at $0.68 per share. Other insiders also bought shares. For details, refer to GuruFocus Data.
